ANYTHING can sell quickly if its priced right and is right! it might not be what a person wants for it, but itll sell! the biggie is the appearance (curb appeal)from the street and as they step into your home!first impression is very important!

That's true, but around here getting financing is the problem. You have a nice house in a good location, but the buyer still has to get the financing to buy it. Where Rex is at is a nice spot, but being that far into the mountains and that high, at 66 I would rather be closer to services and at a lower elevation for a place to live. That way I could still get out and prospect and still be able to have access 12 months a year.
I was looking and that corridor from Pubelo to Cannon City that runs along the Arkansas river looks like a great jumping off point. You could go north in the summer and south to NV, AZ or NM in the winter.

Truth is I will stay here and might get a place to winter at near Charlotte, NC. That way I get the both of two worlds and get to see the kids more often.

Always lots to think about.

Dick thats always the possibility! weve been in our home and have it like we want it. good curb appeal,nice big lawn(looks like a park), extra rear garage/workshop,concrete drives,lots of mature shade trees and in the old town setting.all the updates to keep current.if i couldnt get somewhat close to our (would be 0price, we would just stay. its a comfortable home in a nice area.i just am tired of living in st.louis Misery!

if there's a demonstration of the underflow sluice and a young bearded with a brown hat is doing it, tell me what you think of it. He was at the Denver show 22-23 Sept. The underflow system seems to be a great invention. Especially for final clean up.

I don't drink coffee That must be my problem. I can't figure out what I did. All I can say is, since I made the post at 7 am, I must have still been half asleep Before anyone pipe's up about still being sleepy at 7am, I'm fully retired and usually stay up reading till after 1 am, am a heavy sleeper, plus I have chronic sleep apnea. You don't remember my snoring last year at Leonard's claim? Might not have heard me since we were right by the river.

Here's a link to the underflow sluice. While it doesn't show the sluice. it only shows the first trap with a flow gate. Before the traps is a slick plate. You can use it a home for clean up, or in the field.
